Locations and lots in Limassol where parking spaces could realistically be created. This study is not based on private data or exact properties, but on plots/spaces that are obviously underutilized, of public use, or have the possibility of undergrounding without affecting the function of the buildings. 🔷 Old Town - Agios Andreou / Independence 1. Vacant lot between Agios Andreou & Zigaia (near Columbia Plaza) Today it is used as an informal outdoor parking lot. It could be a 2-3 storey parking lot with an exit junction towards Independence. 2. Area behind the Old Town Hall and the Municipal Garden (plot behind Theotokos) Very central point. There is plenty of vacant land/warehouses that can be exploited. 🔷 Marina / Old Port
3. The area opposite the entrance to the Marina (north, after the roundabout) Large piece of dirt, currently used informally. Ideal for a multi-storey building with a green roof. 4. Old Industrial Blocks Behind the Old Port (toward Franklin Roosevelt) There are 2–3 abandoned buildings. Can be Park & Walk for Marina, Castle, Beach. 🔷 Molos - Beach
5. The two large green blocks behind the Old Port at the height of "Enaerio" Almost no buildings. A large municipal car park can be created, ideal for events. 6. Existing car park next to the Public Garden – extension & basement The ground allows for a two storey basement without affecting the garden. 🔷 Makariou – Gladstonos – Griva Digeni
7. Vacant lot at Gladstonos – Griva Digeni junction (old warehouses) Too central. It will serve shops, offices and TEPAK University. 8. Behind the ΣΙΤΕ (site) in Makariou – old workshops Large plots with low structures. It could be a basement + ground floor parking. 🔷 Schools - Undergrounding
Here there are realistic solutions because the yards are large and can be maintained on the surface.
9. Laniteo (High School & High School) Huge yard. Underground parking can be done with a flat courtyard above, without loss of space for students. 10. 5th Lyceum of Agios Nikolaos Same model. It will decongest the entire Makariou area. 11. Agios Nikolaos Primary School Frequent traffic problem in the mornings. Small basement + small square above. 🔷 Hospitals - Critical areas
12. Old General Hospital – huge plot of land The best candidate for a large municipal parking lot. Serves center, TEPAK, courts, Marina. 13. New General Hospital – west/north end of site There is space for parking extension or second level. 🔷 Other points with potential for exploitation 14. Old factory on Franklin Roosevelt (towards New Port) Large area, low utilization. 15. Vacant lots on Spyros Kyprianou Avenue (behind K-Cineplex) Ideal for Park & Ride for those coming from Ypsona/Kolossi. 16. Space under the freeway in Agios Athanasios Huge lots, many already vacant. Minimal disturbance because it is a semi-urban zone. FULL STUDY – PROPOSAL FOR NEW PARKING SPACES IN THE MUNICIPALITY OF LIMASO 1. Introduction – The parking problem in Limassol
Limassol presents increased traffic congestion, especially in the historic center, the coastal zone and the densely populated axes Makariou - Gladstonos - Agios Nikolaos. The combination of narrow streets, insufficient public transport and increased tourist/commercial traffic creates severe pressure on parking.
Many drivers do "circular search" for position (cruising), resulting in:
delays and traffic congestion, illegal parking, difficulty of access for residents and businesses, negative experience for visitors and tourists.
The aim of this proposal is to design a realistic plan for new parking spaces, based on:
available or underutilized spaces, density and land use needs, sustainable solutions with underground, high-rise and park & ride models. 2. Site evaluation methodology
The locations were selected based on:
Traffic density (commercial, touristic, educational, nursing). Existing overloaded parking lots and illegal parking. Existence of available lots or large yards that allow basements. Effects on traffic, noise pollution, environment and local community. Cost – difficulty of implementation (at three levels: low/medium/high). 3. Proposed locations 3.1 Old Town – Historic Center
(1) Vacant lot between Agios Andreou & Zigaia (near Columbia Plaza)
Type: High-rise (3–4 levels) Capacity: 180–250 seats Benefit: Decongest the Old Town core, support dining/nightlife. Cost: Medium
(2) Low exploitation plot behind the Old Town Hall / Theotok
Type: Basement + ground floor Capacity: 130–150 seats Benefit: Direct access to TEPAK, Independence market, law offices. 3.2 Marina – Old Port
(3) North entrance to Marina – dirt block
Type: Multi-storey + green roof Capacity: 300–350 seats Benefit: Marina/Castle decongestion, possibility of operation as a park & walk.
(4) Old industrial pieces to Franklin Roosevelt
Type: Ground floor + 1 level Capacity: 200+ Benefit: Serving cruise ships, Old Port and beachside. 3.3 Beach / Jetty
(5) Next to Enaerio – large empty green blocks
Type: High-rise or semi-underground Capacity: 300–400 Benefit: Supporting cultural and sports activities of the beach.
(6) Existing Municipal Garden Parking - underground extension
Type: 2 basements Capacity: +200 Benefit: Minimal visual burden, direct city center. 3.4 Central Limassol – Makariou / Gladstonos
(7) Gladstonos – Griva Digeni (old warehouses)
Type: High-rise Capacity: 150–220 Benefit: Critical for TEPAK – Makariou – Gladstonos commercial triangle.
(8) Old workshops behind Makariou / SITE
Type: Basement + ground floor Capacity: 80–120 Benefit: Small scale, ideal for nearby residents. 3.5 Schools – Undergrounding of Yards

Type: 1–2 basements Capacity: 180+ Benefit: Reduced chaos on surrounding streets, safer student drop-off.

Type: Large ground floor space Ideal as a Park & Ride to the centre. 4. Proposed Implementation Model Phase 1 (0–18 months): Low-cost implementations (existing land plots). Fast multi-storey prefabricated spaces. Phase 2 (18–36 months): Undergrounding of schools. Extension of Municipal Garden. Phase 3 (36–60 months): Major projects: Old Hospital, Marina, Molos. 5. Additional recommendations Introduction of a unified payment system (app + SMS). Free or reduced cost for residents of surrounding areas. Connection of large parking lots with electric minibuses to the center.
