Andreas Christoforidis: Market mobility reflects increased demand for both affordable, permanent and attractive investment positions
Highly interesting data on the purchase of used houses and apartments is revealed by Landbank Analytics' analysis of sales of the first half of 2025.
The market for residential real estate is proven to be the main pillar of the used market, with homes recording the highest total sales value, reaching € 190.3 million. Demand for a used home purchase was translated into 552 separate operations.
Slightly lower is the total value of the apartments, which was € 185 million which has a significantly higher volume of transactions. Specifically, 1,162 apartment sales were made, more than twice the houses. This element indicates a particularly intense activity in this category, which is due to the high demand for more affordable economic homes.
As with the purchase of new real estate, these two categories are the locomotive of the used markets, attracting most of the investment interest and confirming the constant value of housing for buyers.
The image of the Cypriot market has significant differences from province to province, with homes and apartments recording different dynamics in both the number of sales and their average prices. The analysis of the data reveals the particular preferences of buyers and prices prevailing in Nicosia, Limassol, Larnaca, Paphos and Famagusta.
Nicosia: In the first demand apartments
In the capital, the apartments are dominated as 458 sales were recorded in the six months of the year, almost three times the sales of houses, with their average price being € 143,118. On the contrary, houses, though fewer in number with 163 sales, had a significantly higher average price, reaching € 283,641.
Limassol: The capital of high prices
Limassol stands out as the most expensive market for both categories of residential real estate. The average sale price for a used house is € 527,252 (with 122 sales), a price that is the highest Cyprus. Correspondingly, the apartments recorded 201 sales with the also significantly high average price of € 261,378, reflecting strong demand in the city.
Larnaca: A balanced market with emphasis on apartments
In Larnaca, the apartments are outperition in trading number, with 220 sales and average price of € 142,161, which are almost the same as Nicosia. The houses followed with 126 sales, but with a significantly higher average price reaching € 249,382, showing a balanced but multilevel market.
Paphos: high volume of apartments - accurate houses
In Paphos, apartments also dominate sales volume. A total of 203 sales of used apartments were made and recorded the lowest average price of Pancyprian at € 129,774. In contrast, used houses showed the second highest average after Limassol, reaching € 386,828, although with a lower number of transactions (90 sales).
Famagusta: more affordable prices
In the free province of Famagusta, the movement was more limited, but with a clear preference in the apartments. 80 apartments were recorded in the six months of 2025 with the lowest average after Paphos, at € 115,664. The houses followed with 51 sales and average price at € 264,039.
